Leasing Manager – Mid‑Rise Apartment Community

About the role

The Leasing Manager will lead all marketing, advertising, sales, and leasing activities for The Kensington, a stabilized mid‑rise community of 145 units in Charlotte, NC. The role is responsible for driving revenue, occupancy, resident retention, and overall leasing performance.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy targets.
• Monitor on‑site traffic, maintain an inventory of ready‑to‑lease apartments, set rent pricing, and manage concessions.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and incentive strategies.
• Create and execute print and digital advertising campaigns, leveraging technology and property‑management software for reporting.
• Collaborate with maintenance to ensure property appearance and safety standards, and enhance unit salability through inspections, staging, and merchandising.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.

Required profile

• Proven experience managing leasing operations for a residential community.
• Strong understanding of market dynamics and competitor analysis.
• Ability to develop and execute marketing and pricing strategies.
