Leasing Manager – High Rise Community

About the role

The Leasing Manager will lead marketing, advertising, and leasing activities for a high‑rise, lease‑up community of 458 units. Reporting to senior management, this role is responsible for driving revenue, occupancy, and resident retention while ensuring a seamless leasing experience.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to achieve revenue and occupancy targets.
• Manage on‑site traffic, maintain an inventory of ready apartments, set rent pricing and concessions, and monitor daily leasing operations.
• Stay informed on market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and incentive strategies.
• Utilize property management software to generate sales and leasing reports, track performance, and adjust tactics.
• Collaborate with the maintenance team to ensure property appearance and safety standards, inspect ready units, and create merchandising tools such as mini‑models.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.

Required profile

• Proven ability to meet community revenue and occupancy goals.
• Strong understanding of local market dynamics and competitor activity.
• Experience developing and executing advertising and marketing plans.
• Ability to coordinate with maintenance and operations teams to maintain property standards.
• Hands‑on involvement in the full leasing cycle from prospecting to move‑in.
