Leasing Manager – District (Student Living)

About the role

Greystar is seeking a Leasing Manager for its District at Tar River student‑living community. The role oversees all marketing, advertising, sales, and leasing activities to meet revenue, occupancy, and resident‑retention goals.

Key responsibilities

• Direct community marketing, print and internet advertising, and on‑site traffic generation.
• Maintain an inventory of “ready” apartments, set rent pricing, concessions, and monitor daily leasing activities.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement pricing and incentive strategies.
• Utilize property‑management software to produce sales and leasing reports.
• Collaborate with the maintenance team to ensure community appearance, safety, and unit marketability.
• Inspect ready units, create mini‑models, and apply merchandising techniques.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and complete move‑in procedures.
• Review financial, shop, traffic, and closing‑ratio reports to drive performance.

Required profile

• Proven ability to achieve revenue and occupancy targets in a multifamily setting.
• Strong knowledge of current market and competitor dynamics.
• Experience developing and executing marketing and advertising plans.
• Ability to work closely with maintenance and operations teams.
• Hands‑on involvement in the full leasing cycle, from prospecting to move‑in.
• Competence in analyzing financial and performance reports.
