Leasing and Marketing Manager – The Vanguard (Student Living)

About the role

The Leasing and Marketing Manager will lead all marketing, advertising, and leasing activities for The Vanguard student living community. This position is responsible for driving revenue, occupancy, and resident retention through strategic planning and execution.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy targets.
• Monitor on‑site traffic, maintain an inventory of ready‑to‑lease apartments, set rent pricing, and manage concessions.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement pricing and incentive strategies.
• Create and execute print and digital advertising campaigns using available technology and property management software for reporting.
• Collaborate with maintenance to ensure community appearance and safety standards, inspect ready units, and develop merchandising techniques such as mini‑models.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.
• Review financial, traffic, and closing reports to assess performance and adjust strategies.

Required profile

• Proven ability to achieve revenue and occupancy goals in a residential or student‑living environment.
• Strong understanding of market dynamics and competitor activity.
• Experience managing advertising campaigns across print and digital channels.
• Ability to work closely with maintenance and operations teams.
