Leasing Administrator – Real Estate Portfolio Management

About the role
The Lease Analyst supports Chipotle’s real‑estate portfolio by ensuring lease compliance, controlling occupancy costs, and facilitating new restaurant openings. This role acts as a liaison between internal teams—property management, finance, legal, operations, construction—and external landlords.
Key responsibilities
- Interpret lease language, confirm critical dates, and set up recurring CAM, tax, and insurance payments.
- Process and approve monthly rent, one‑time payments, and TI allowance invoices.
- Abstract lease renewals and amendments; prepare percent‑rent calculations based on sales data.
- Audit landlord ledgers, reconcile invoices, and resolve payment discrepancies.
- Conduct annual CAM reconciliations and ensure landlord compliance with lease terms.
- Maintain electronic lease files and provide insight to business partners on lease obligations.
Required profile
- B.A. or B.S. (or equivalent) with 3‑5 years of commercial real‑estate lease administration or property management experience.
- Restaurant or retail experience preferred.
Required skills
- Proficiency in Microsoft Excel.
- Ability to use lease administration software and related systems.
