Lease Up Service Technician – The Bellwether

About the role

The Lease Up Service Technician supports the Bellwether community by ensuring apartments and common areas are ready for new residents and that all building systems operate safely and efficiently. This onsite position combines hands‑on maintenance, preventative care, and coordination with vendors to uphold Greystar’s high standards.

Key responsibilities

• Respond to resident service requests, diagnose issues, and perform repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document work orders and maintenance activities accurately and promptly.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning, and occasional painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts whenever feasible.

Required profile

• Experience in residential or commercial property maintenance.
• Strong mechanical aptitude and ability to follow safety and code requirements.
• Organized, detail‑oriented, and capable of managing multiple work orders.
