Lease Manager

About the role

As a Lease Manager at H&M Group, you will be responsible for managing the store portfolio in the assigned market, securing optimal locations and lease agreements that drive sustainable growth for all brands.

Key responsibilities

• Develop and maintain an up‑to‑date roadmap of store locations for each brand.
• Conduct market analysis, assess customer behavior and competition to identify viable sites.
• Build and manage a pipeline of potential locations, evaluating rent, traffic and cannibalisation data.
• Prepare business cases, set ambitious targets and negotiate lease terms in line with H&M’s negotiation principles and Code of Ethics.
• Perform due‑diligence on landlords, compile risk assessments and present negotiated cases for approval.
• Coordinate with cross‑functional teams (C&F, Legal, Construction) to finalize deals and oversee legal and build processes.
• Monitor existing store leases, recommend actions such as extensions, rent reductions or terminations based on performance analysis.
• Continuously improve the portfolio to ensure competitive positioning and alignment with global leasing guidelines.

Required profile

• Strong understanding of local retail market, customer behavior and competition.
• Proven ability to negotiate commercial contracts professionally and ethically.
• Analytical mindset with experience interpreting market rent, traffic and cannibalisation data.
• Ability to work collaboratively across functions and present business cases convincingly.
• Detail‑oriented approach to due‑diligence, risk assessment and legal compliance.
