Lead Apartment Service Technician

About the role

Morguard, a fully integrated real estate company investing in multifamily assets across North America, is hiring an experienced HVAC Certified Lead Maintenance Technician to support maintenance operations at its residential community. The technician manages work orders, preventative maintenance and the day-to-day workload of the onsite team under the direction of the Community Manager. The position is full-time, Monday to Friday, 8:00 AM to 5:00 PM with an hour off for lunch, and requires participation in a weekly on-call rotation.

Key responsibilities

• Accurately assess the root cause of each work order and close it out while improving residents' homes
• Walk the property daily, knowing the grounds and buildings, and clear away trash or debris
• Manage the inventory of vacant apartments, assist with the turn-around process, and schedule contractors when needed
• Inspect vacant units before move-in to maintain quality
• Respond to work orders and general maintenance promptly, communicating with the Maintenance Supervisor or Property Manager
• Work with the Regional Maintenance Supervisor on special projects and property-wide routine maintenance
• Follow company operating and safety policies and comply with federal, state and local laws, including Fair Housing

Required profile

• HVAC Type I and Type II / EPA Universal certification; CPO certification highly preferred but not required
• Valid driver's license and ability to respond to after-hours or weekend emergencies
• Direct previous experience on a garden-style apartment community
• Strong customer service, communication and listening skills
• Ability to troubleshoot major appliances, water heaters, boilers and AC units
• Knowledge of or experience with plumbing, drywall repair, painting, carpentry, pressure cleaning or minor electrical troubleshooting
