High-Rise Area Maintenance Manager (Jersey City)

About the role

Greystar is seeking an experienced High‑Rise Area Maintenance Manager to oversee technical and mechanical operations across three or more communities totaling over 500 units in Jersey City. The role ensures that interiors, exteriors, grounds and common areas meet Greystar’s standards for cleanliness, safety, appearance and functionality while staying within budget.

Key responsibilities

• Manage and complete all resident work orders, ensuring timely repairs and routine upkeep.
• Lead on‑site maintenance staff in diagnosing and repairing HVAC, electrical, plumbing, swimming‑pool, carpentry, drywall, exterior structure and appliance issues.
• Schedule preventative and floating maintenance programs.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Develop and enforce standards for grounds, amenities, building exteriors, signage, parking areas and other common spaces.
• Create scopes of work, manage vendor relationships and analyze property maintenance needs.
• Ensure compliance with safety codes, budgetary constraints and Greystar’s operational goals.

Required profile

• Proven experience managing high‑rise assets and maintenance teams.
• Strong knowledge of building systems and codes.
• Ability to coordinate vendors, control budgets and drive continuous improvement.
• Excellent problem‑solving and inspection skills.
