Groundskeeper – The Waller Community

About the role

The Waller community is seeking a dedicated Groundskeeper to maintain the appearance and safety of its outdoor spaces. You will work closely with the service team to ensure the property’s curb appeal and resident satisfaction remain high.

Key responsibilities

• Inspect the community throughout the day, removing litter, debris, and pet droppings to keep common areas and amenities clean.
• Clear trash from vacant apartments before the make‑ready process and maintain storage areas.
• Complete minor service requests assigned by the Service Supervisor or Community Manager and assist the make‑ready specialist.
• Change all locks according to property policy and verify that pool area gates operate safely and meet code requirements.
• Distribute resident notices and communications as needed.
• Report any hazards or dangerous situations to supervisors promptly.
• Provide courteous customer service, answering resident questions and handling maintenance complaints sensitively.
• Participate in safety meetings, complete required OSHA training, and report accidents or incidents accurately.

Required profile

• Ability to work outdoors in all weather conditions and perform physical tasks such as standing, walking, bending, stooping, climbing ladders, and crawling in confined spaces.
• Capacity to lift, carry, push, or pull objects up to 25 lb.
• Strong attention to detail and commitment to maintaining a clean, safe environment.

Required skills

• Knowledge of safety and risk‑management procedures, including OSHA regulations.
• Proficiency in lock‑changing and basic pool gate safety system operation.
