Floating Service Manager

About the role

The Floating Service Manager ensures that all interior and exterior areas of the community—including buildings, grounds, amenities, and common spaces—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role combines hands‑on technical work with oversight of maintenance processes.

Key responsibilities

• Respond to resident service requests, diagnose issues, and perform repairs in line with policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply ordering, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, breezeways, signage, leasing office, parking areas, and other common spaces.
• Inspect work performed by service team members, contractors, and vendors to ensure compliance with quality and scope specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager to stay within budget.
• Execute monthly preventative maintenance tasks as outlined in company policies.

Required profile

• Strong mechanical aptitude with experience in property or facilities maintenance.
• Ability to diagnose problems, prioritize work orders, and manage multiple tasks simultaneously.
• Excellent attention to detail and commitment to upholding Greystar’s quality standards.
• Effective communication skills for coordinating with residents, vendors, and internal teams.
