Director of Store Development - Remodels

About the role

Ahold Delhaize USA, which operates the Food Lion grocery brand, is hiring a Director of Store Development - Remodels in Salisbury, NC. The role leads the planning, design, budgeting, permitting, bidding, construction and closeout of Food Lion's annual remodel and special-project capital program, which includes more than 100 market-driven remodels. It reports to Food Lion leadership and partners with cross-functional teams to keep store operations and sales running while delivering projects on time, within budget and to quality and safety standards.

The position leads a team of Construction Managers, Store Planning and Format Specialists, Architecture & Engineering professionals and Project Coordinators. Work is hybrid: 3 in-person days at a core location and 2 remote days, with the core office in Salisbury, NC. Candidates must be authorized to work in the United States on a full-time basis.

Key responsibilities

• Lead the annual and multi-year remodel and special-project capital plans, including scope, sequencing, budgets, schedules, risk and resources
• Coordinate Store Planning, Format Planning, Architecture, Engineering, Civil/Site Design, Building Design Services, CAD and related teams, and review layouts, fixtures and project documents
• Direct pre-construction and construction, including due diligence, estimating, permitting, procurement, construction, commissioning, turnover and closeout
• Manage project budgets, bids, estimates, change orders and contractor performance, and negotiate with contractors, consultants and labor representatives
• Develop department policies, standards and reporting, ensure compliance with building codes, permits and safety standards, and promote sustainable design (including LEED)
• Lead, coach and evaluate a multidisciplinary team of Construction Managers, planners, architects/engineers and coordinators

Required profile

• Bachelor's degree in Construction Management, Architecture, Engineering, Business, Real Estate or a related field; equivalent experience may be considered
• At least 10 years of progressive experience in retail construction, commercial construction, architecture, engineering, store development or a related discipline
• Experience leading remodels and capital projects in active operating facilities and managing multiple concurrent projects
• Demonstrated experience leading and developing professional and field-based teams
• Ability to travel more than 30% and visit active construction sites

Required skills

• Knowledge of construction methods, materials, design processes, project delivery methods and building codes
• Managing budgets, estimates, bids, contracts, schedules, change orders and contractor performance
• Strategic planning, negotiation, problem-solving and strong communication skills

Preferred: grocery or multi-site retail experience, experience with phased construction and shutdowns, certifications such as CCMP, PMP, PE, LEED, OSHA 30-hour, and familiarity with construction management software. Salary range for ME/NC/PA/SC: $161,600 - $242,400.
