Director of Operations – Property Management

About the role

The Director of Operations leads the operational and financial performance of assigned communities within Hunt Military Communities. Reporting to the Vice President of Operations, this role oversees a portfolio of properties and mentors Community Directors to achieve company goals.

Key responsibilities

• Recruit, hire, train, coach, evaluate, and, when necessary, discipline or terminate direct reports.
• Ensure Community Directors effectively lead their teams to meet established objectives.
• Act as the liaison between Hunt and local government entities, maintaining open communication.
• Coordinate operational activities between the Vice President of Operations and Community Directors.
• Set property‑specific goals to drive focus and motivation across teams.
• Implement company initiatives that promote project sustainability and improve NOI performance.
• Oversee capital projects, confirming they stay within approved budgets.
• Mentor Community Directors in preparing annual operating and capital budgets.
• Participate in internal and external property reporting requirements (e.g., DOD, board, lender reports).
• Analyze market and economic trends to develop short‑ and long‑range leasing strategies.
• Conduct property inspections to ensure safety, cleanliness, and overall appeal.
• Represent Hunt professionally with command, housing, and external parties.

Required profile

• Bachelor’s degree in Business Administration or a related field.
• Extensive experience in property management operations, preferably at a senior leadership level.
• Proven ability to manage multiple properties and lead cross‑functional teams.
• Strong understanding of budgeting, capital project oversight, and financial reporting.
• Excellent communication skills for interaction with government entities and external stakeholders.
