Director, Construction (Capital Projects)

About the role

The Director of Construction leads the end‑to‑end delivery of capital projects, overseeing pre‑construction planning, field execution, and close‑out activities for multi‑family developments. The role ensures projects are completed on schedule, within budget, and to quality standards.

Key responsibilities

• Participate in design meetings, review drawings and specifications, and provide constructability feedback.
• Develop preliminary budgets, value‑engineering recommendations, and detailed construction plans with the general contractor.
• Manage the bidding and buyout process, including subcontractor selection and contract negotiations.
• Conduct regular site visits, monitor schedules, resolve subcontractor and city issues, and oversee RFI, submittal, and change‑order processes.
• Review and approve change orders and draw packages, and forecast job costs weekly.
• Lead internal site walks, safety programs, and coordinate with utilities and authorities.
• Secure warranties, “as‑built” drawings, certificates of occupancy, and manage final budget close‑out.
• Prepare weekly progress reports and document lessons learned for future projects.

Required profile

• Bachelor’s degree in construction, engineering, or related field, or equivalent experience.
• Minimum 5 years as a senior project manager or director in multi‑family construction, with 10‑15 years total construction experience.
• Contractor’s license preferred and a valid California driver’s license.
• Proven ability to manage direct reports and lead cross‑functional teams.
