Contract Asset Manager – Multifamily Real Estate

About the role

Cortland is seeking a Contract Asset Manager to drive portfolio performance across its regional multifamily assets. Working fully remote, you will act as the financial and operational strategist, using data analytics to align investment goals with operational execution.

Key responsibilities

• Execute asset‑specific business plans to meet or exceed pro‑forma NOI, occupancy, and retention targets.
• Analyze financial statements, perform variance analysis, and monitor operational metrics such as rent growth and renewal rates.
• Oversee value‑add capital improvement programs, tracking budgets, timelines, and ROI.
• Collaborate with Regional Operations, Revenue Management, and Marketing to set pricing strategies and optimize concessions.
• Prepare concise performance packages, market briefs, and cash‑flow projections for leadership and investors.

Required profile

• 4+ years of real‑estate asset management or investment analysis, focused on multifamily properties.
• Advanced proficiency in real‑estate financial modeling and proforma underwriting.
• Strong understanding of macro‑economic trends, supply/demand dynamics, and competitive benchmarking in major US growth markets.
• Experience with property management systems (e.g., Yardi, RealPage) and CRM/BI tools.
• Excellent communication skills to convey complex financial data to cross‑functional teams.
