Construction Manager – Wellness Housing Projects

About the role

Welltower is seeking a Construction Manager to lead ground‑up construction and major renovation projects within its emerging Wellness Housing portfolio. This portfolio includes active‑adult buildings, built‑to‑rent cottages, duplexes, multiplexes, single‑family homes, and apartments, blending senior housing, health, and residential living.

Key responsibilities

• Manage day‑to‑day execution of construction and renovation projects, ensuring they stay on schedule and within budget.
• Conduct regular site visits and inspections to verify quality, safety compliance, and adherence to approved plans.
• Review contractor pay applications, change orders, and progress reports, providing recommendations to leadership.
• Drive punch‑list completion, turnover readiness, and project closeout processes.
• Support pre‑construction activities such as budgeting, scheduling, procurement strategy, and constructability reviews.
• Review architectural and engineering drawings for coordination issues and value‑engineering opportunities.
• Assist in developing scopes of work, bid packages, and contractor selection.
• Coordinate permitting strategy and ensure timely receipt of construction approvals.
• Serve as a liaison among general contractors, design teams, and operating partners.

Required profile

• Bachelor’s degree in construction management, civil engineering, or a related field.
• Proven experience managing multiple concurrent construction projects, preferably in residential or senior‑housing environments.
• Strong field presence with the ability to oversee on‑site activities and enforce safety standards.
• Excellent organizational and communication skills to coordinate diverse stakeholders.
