Community Manager – Signature at Sugarloaf

About the role

The Community Manager – Signature at Sugarloaf will oversee the daily operations of the Signature at Sugarloaf property, a stabilized garden‑style community of 268 units in Duluth. Reporting to senior management, the role combines team leadership, financial stewardship and compliance with Fair Housing, ADA and other regulatory requirements.

Key responsibilities

• Manage the property’s day‑to‑day activities, including supervising staff and coordinating resources to meet budgeted financial and operational goals.
• Develop and input budget forecasts by analysing financial statements, market data and operational reports.
• Set rent rates, ensure timely rent collection, process bank deposits and prepare monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly and maintain communication between vendors, accounting and ownership.
• Control expenditures within approved budgets and manage the petty‑cash fund.
• Oversee lease enforcement: approve resident applications, discounts and renewals, conduct periodic inspections, issue notices, manage evictions and collect late fees.
• Monitor market and economic trends, and implement short‑ and long‑term marketing and leasing strategies to maintain optimal occupancy.

Required profile

• Proven experience in multifamily property management or community management.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act and other relevant regulations.
• Ability to analyse financial statements and develop budgetary forecasts.
• Excellent organizational skills and the capacity to manage a team and multiple vendor relationships.
