Community Manager – Aqua at Sandy Springs

About the role

The Community Manager will oversee the day‑to‑day operations of the Aqua at Sandy Springs property, leading the on‑site team, managing financial performance and ensuring compliance with all company policies and relevant housing regulations.

Key responsibilities

• Develop and monitor the property budget, analyzing financial statements and market data to meet revenue targets.
• Set rent rates, collect rent and fees, process bank deposits, and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges correctly, and manage petty‑cash balances.
• Oversee lease enforcement, including application approvals, renewals, rent discounts, inspections, evictions, and collection of late fees.
• Analyze market and economic trends to shape short‑ and long‑term marketing and leasing strategies.
• Ensure compliance with Fair Housing, ADA, Fair Credit Reporting Act and other multifamily housing regulations.

Required profile

• Proven experience managing a multifamily residential property or similar real‑estate asset.
• Strong knowledge of housing regulations such as Fair Housing, ADA and related compliance requirements.
• Ability to lead a team, manage budgets and drive occupancy and revenue goals.
