Service Technician – Student Living

About the role

The Service Technician will ensure that the physical aspects of The yoU student living community—including buildings, grounds, amenities, and common areas—are clean, safe, functional, and meet Greystar’s standards.

Key responsibilities

• Complete resident service requests and preventative maintenance work orders, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Perform routine grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Inspect contractor work to verify compliance with quality standards and scope.
• Participate in safety meetings, complete OSHA training, and promptly report accidents or incidents.

Required profile

• High school diploma, GED, or equivalent experience; minimum two years of property‑management or building‑maintenance experience.
• Proactive, self‑motivated, able to work independently and as part of a team.
• Valid driver’s license (required for golf‑cart operation where applicable).

Required skills

• HVAC knowledge and applicable state/local certifications.
• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• Proficiency with Internet, word‑processing, spreadsheet, and database‑management software for reporting.
