Service Supervisor – Haven at Midtown

About the role

The Service Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Assist and complete work orders generated from resident requests and routine upkeep, diagnosing defects and performing repairs in line with policies and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
• Develop and maintain standards for the appearance and cleanliness of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, and parking lots.
• Periodically inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain an adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies within budget.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.

Required profile

• Experience managing work orders and performing technical or mechanical repairs.
• Familiarity with make‑ready processes for residential units.
• Ability to develop and enforce cleanliness and appearance standards.
• Experience inspecting work performed by staff and external vendors.
• Capability to manage inventory of maintenance supplies and tools.
• Knowledge of preventative maintenance scheduling and execution.
