Resident Superintendent – Building Maintenance

About the role

Stonehenge Management LLC is looking for a Resident Superintendent to live on‑site and oversee all building maintenance and operations for its Manhattan portfolio. The role combines hands‑on technical work with team leadership and tenant communication.

Key responsibilities

• Ensure the building complies with NYC regulations, building codes, and health, safety, and security standards.
• Coordinate tenant move‑ins and move‑outs, preparing units and addressing complaints promptly.
• Maintain mechanical systems, water lines, fire protection, and security equipment, and schedule regular inspections.
• Develop and execute preventive‑maintenance plans and monitor warranty schedules for all equipment.
• Prepare budgets, work schedules, and purchase orders for facility maintenance.
• Lead a unionized maintenance, concierge, and vendor team, fostering a strong safety culture in line with OSHA standards.
• Manage contracts for security, cleaning, technology, and other service providers.

Required profile

• 3‑5 years of supervisory experience in residential property maintenance.
• Strong interpersonal and communication skills for effective tenant interaction.
• Ability to obtain and maintain FDNY S12 Sprinkler and S13 Standpipe certificates.
• Commitment to a live‑in, full‑time schedule.
