Operations Director – Shopping Center

About the role

The Operations Director will lead the day‑to‑day management of a Tanger shopping center, ensuring smooth physical operations, safety, and financial performance. Reporting to the General Manager, this role balances independent decision‑making with collaborative teamwork across multiple functions.

Key responsibilities

• Take overall accountability for the center’s operations, including mechanical systems, preventative maintenance, construction coordination, public safety, and housekeeping.
• Administer physical operations and manage contracted services to uphold Tanger’s performance standards.
• Partner with the General Manager to develop strategic business plans, annual budgets, and a 5‑year capital plan that maximize Net Operating Income.
• Prepare monthly financial forecasts, monitor real‑time revenue and expense positions, and provide regular updates to senior leadership.
• Forecast property expenses, oversee capital projects, generate operational reports, and support specialty leasing and marketing initiatives.
• Identify and resolve People & Culture issues in line with company policies, under the direction of the General Manager.

Required profile

• Proven experience in property or facilities operations management, preferably within retail or mixed‑use centers.
• Strong understanding of mechanical systems, construction practices, and regulatory compliance.
• Demonstrated ability to develop and manage budgets, financial forecasts, and capital plans.
• Excellent problem‑solving skills and the capacity to work collaboratively with cross‑functional teams.
