National Operations Specialist – Student Housing

About the role

The National Operations Specialist (NOS) will provide on‑site leadership and strategic direction across a portfolio of student‑housing properties. Reporting to the Director of Training & Support, the NOS works remotely while traveling to support properties during staffing transitions, training needs, and operational challenges.

Key responsibilities

• Provide interim on‑site leadership alongside Regional Managers during staffing transitions to ensure continuity.
• Lead, coach, and develop site teams including Property Managers, Leasing & Marketing Managers, Maintenance, and Community Assistants.
• Oversee full property operations—leasing performance, marketing execution, financial management, and resident experience—to meet occupancy and revenue goals.
• Assume Property Manager duties when needed, handling resident move‑out, property turn, and move‑in cycles.
• Analyze budgets and monthly financial statements, identify variances, and maintain fiscal accountability.
• Partner with revenue strategy by advising on pricing, concessions, and leasing tactics based on traffic and conversion trends.
• Facilitate resident mediation and conflict resolution to sustain community culture and retention.
• Travel across 30+ markets nationwide, gaining exposure to diverse operational models.

Required profile

• Bachelor’s degree preferred or comparable experience in student housing.
• 3+ years of experience as a Property Manager or equivalent role.
• Strong knowledge of market competition, local businesses, and university environments.
• Excellent planning, communication, and customer‑service skills.
• Self‑driven, team‑oriented, and eager to deliver the best resident experience.
• Willingness to travel up to 75% and live within one hour of a major airport.
