Make Ready Specialist – The Villages at Gracy Farms

About the role

Ensures vacant apartments are turned over to market‑ready condition by performing technical and mechanical work that meets Greystar’s quality standards for occupancy.

Key responsibilities

• Complete all repairs and improvements on vacant units according to the community’s make‑ready checklist.
• Caulk and seal windows, sinks, toilets, bathtubs and showers as needed.
• Inspect sheetrock for damage and repair or replace it.
• Perform touch‑up painting on vacant and occupied units under supervisor direction.
• Maintain common areas by picking up trash, pressure‑washing breezeways and pool areas, and painting curbs and signage.
• Support cost‑control by fixing parts instead of replacing them and using materials efficiently.
• Document completion of the make‑ready checklist and all maintenance work promptly.
• Follow safety and risk‑management policies, attend safety meetings and complete required OSHA training.

Required profile

• Ability to stand, walk, bend, stoop, climb ladders and work in confined spaces for extended periods.
• Capability to work indoors and outdoors in all weather conditions.
• Physical strength to lift up to 25 lb independently and 50 lb with assistance.
• Willingness to work a flexible schedule, including evenings, weekends and holidays, and to take “call” as needed.
