Maintenance Technician – Terra Vista

About the role

The Maintenance Technician ensures that the building, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety, appearance and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant apartments for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, coordinating vendors, and completing all required repairs.
• Maintain inventory of supplies, tools and equipment, track usage and notify the supervisor of re‑order needs.
• Document service requests accurately and timely, and assist with cleaning, pressure‑washing, and minor painting of common areas.
• Inspect contractor work, participate in safety meetings, and support cost‑control by repairing rather than replacing parts when possible.

Required profile

• Physical ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance).
• Flexibility to work a variable schedule, including evenings, weekends, holidays and on‑call duties.
• EPA refrigerant recycling certifications (Type I, Type II or Universal) and any state‑required licenses.
