Maintenance Technician – Patrick's Pointe

About the role

The Maintenance Technician ensures the physical aspects of Patrick's Pointe meet Greystar’s standards for cleanliness, safety, appearance and functionality. This full‑time onsite role supports residents, prepares vacant units for new occupants and helps maintain common areas and grounds.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspection.
• Maintain inventory of tools, supplies and equipment, track usage, return unused items and notify supervisor of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Assist with grounds and common area upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning and painting of curbs and signage.
• Support cost‑control by repairing rather than replacing parts and using materials efficiently.
• Participate in safety meetings, complete OSHA and other required training, and report accidents promptly.
• Inspect contractor and vendor work to verify quality, scope and specifications.
• Conduct routine property inspections to identify safety and repair needs and communicate them to management.

Required profile

• Ability to work flexible schedule including evenings, weekends, holidays and on‑call rotations.
• Physical capability to stand, walk, bend, climb ladders, lift up to 25 lb independently and 50 lb with assistance, and work in all weather conditions.
• Valid driver’s license for operating a golf cart on the property.
• EPA Type 1, Type II or Universal refrigerant certification.
• All state and local certifications required for service technicians.

Required skills

• EPA refrigerant recycling certification (Type 1, Type II or Universal).
• State and local mechanical service certifications.
• Valid driver’s license.
