Maintenance Technician – Orion Prospect

About the role

The Maintenance Technician ensures that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety, appearance and functionality. This onsite position supports resident satisfaction and property performance through timely repairs and preventive maintenance.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspection.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisor of re‑order needs.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal, and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.

Required profile

• Adherence to Greystar safety and risk‑management policies, including OSHA training and incident reporting.
• Ability to work flexible schedules, including evenings, weekends and holidays, and to respond to on‑call situations.
• Physical capability to stand, walk, climb ladders, lift up to 25 lb unaided and 50 lb with assistance, and work in all weather conditions.

Required skills

• EPA Type 1 and Type II or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
• Valid driver’s license (and ability to operate a golf cart where applicable).
