Maintenance Technician – Mid‑Rise Lease‑Up Property

About the role

The Maintenance Technician will ensure that the physical aspects of the Elan LoSo property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports the lease‑up phase of a mid‑rise, 355‑unit community in Charlotte, NC.

Key responsibilities

• Complete resident service work orders and preventative maintenance, diagnosing defects and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, repairs, and final quality checks.
• Maintain inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Perform grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, and painting of curbs and signage.
• Inspect contractor work to verify compliance with quality standards and specifications.

Required profile

• EPA Type 1, Type 2, or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
• Valid driver’s license for operating a golf cart on the property.
• Ability to lift 25 lb independently and up to 50 lb with assistance, and to work in all weather conditions.
• Willingness to participate in safety meetings, complete OSHA training, and report incidents promptly.

Required skills

• EPA refrigerant certification (Type 1, Type 2, Universal).
• Preventative maintenance and diagnostic repair of building systems.
• Make‑ready procedures for apartment turnover.
• Proficiency with hand tools and basic plumbing/electrical repairs.
