Maintenance Technician II – Residential Property

About the role

The Maintenance Technician II provides general and specialized upkeep for rental housing, ensuring units are ready for new occupants and that all building systems operate safely and efficiently.

Key responsibilities

• Respond to service requests for HVAC, furnaces, water heaters, appliances, plumbing, painting, carpentry, and other maintenance items.
• Perform skilled work in trades such as HVAC, plumbing, electrical, appliance repair, and locksmithing.
• Maintain tools, gauges, Freon recovery systems, and other equipment, adhering to safety and PPE guidelines.
• Execute preventive maintenance on heating and ventilation systems, including filter replacement.
• Assist with make‑ready tasks for vacated units: painting, sanding, tile work, drywall repair, fixture replacement, floor stripping, waxing, polishing, and window repair.
• Handle emergency situations such as sewage backups, water‑main breaks, fire damage, weather‑related repairs, and appliance failures.
• Correct unsafe conditions promptly and drive company or personal vehicles to job sites as required.

Required profile

• High School Diploma or GED with advanced training, certification, journeyman license, or equivalent experience in building maintenance or a skilled trade.
• Five or more years of residential maintenance experience.
• Ability to work outdoors in all weather conditions and in confined spaces.
