Maintenance Technician – Harpeth Heights

About the role

The Maintenance Technician ensures that the physical aspects of the Harpeth Heights property—including buildings, grounds, amenities and common areas—meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Maintain inventory of tools, supplies and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.

Required profile

• Ability to stand, walk, bend, stoop, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Willingness to work a flexible schedule, including on‑call evenings, weekends and holidays.
• Valid driver’s license (required for operating a golf cart where applicable).

Required skills

• EPA Type I, Type II or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
• Basic mechanical and electrical troubleshooting abilities.
