Maintenance Technician – Discovery at Kingwood

About the role

This position performs technical and mechanical work to ensure the physical aspects of the property meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing per policies and codes.
• Conduct the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor scheduling, and final inspections.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document service requests accurately and maintain paperwork for tracking.
• Assist with grounds and common‑area upkeep, such as trash removal, pressure‑washing, cleaning, and painting.
• Support safety compliance by attending safety meetings, completing OSHA training, and reporting incidents.
• Inspect contractor and vendor work to ensure quality and compliance with specifications.
• Perform routine property inspections to identify safety and risk concerns.

Required profile

• Ability to stand, walk, bend, climb ladders, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• Flexible schedule including on‑call duties evenings, weekends and holidays.
• Valid driver’s license (for golf‑cart operation) and EPA Type I/II or Universal refrigerant recycling certification; other state/local certifications as required.
