Maintenance Technician - Aspect

About the role

The Maintenance Technician ensures that all physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This on‑call position supports resident requests, preventative maintenance, and turn‑over preparation for a stabilized 323‑unit community.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing defects and repairing according to safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Maintain common areas and grounds by cleaning, pressure‑washing, trash removal, and painting as needed.
• Inspect contractor and vendor work to ensure compliance with quality and specification standards.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.

Required profile

• 1–2 years of property maintenance experience, including work on turns, appliances, plumbing, and air‑conditioning systems.
• Ability to work flexible hours, including evenings, weekends, and holidays, and respond to on‑call assignments.
• Physical capability to lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Valid driver’s license for operating a golf cart when required.
