Maintenance Technician – Ascend Morganton Park

About the role

This position performs technical and mechanical work to keep the buildings, grounds, amenities and common areas of Ascend Morganton Park in Southern Pines, NC clean, safe and fully functional.

Key responsibilities

• Complete resident service work orders and preventative maintenance, diagnosing issues and repairing according to safety codes and company policies.
• Perform the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Manage inventory of tools, supplies and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Maintain common areas and grounds by trash removal, pressure‑washing, general cleaning and painting as required.
• Inspect contractor and vendor work to ensure compliance with quality standards and specifications.
• Participate in safety meetings, complete OSHA training and report incidents promptly.

Required profile

• Physical ability to stand, walk, bend, climb ladders and lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• EPA Type I & II or Universal refrigerant recycling certification and a valid driver’s license.
• Availability for a rotating on‑call schedule, including evenings, weekends and holidays.

Required skills

• EPA refrigerant recycling certification (Type I, Type II or Universal).
• Preventative maintenance and basic mechanical troubleshooting.
• Make‑ready procedures for apartment turnover.
