Maintenance Technician – AQ Rittenhouse

About the role

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspection.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Adhere to Greystar’s safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents promptly.
• Periodically inspect work performed by contractors and vendors to verify quality, scope, and specifications.
• Participate in routine property inspections to identify safety concerns and communicate maintenance needs to management.

Required skills

• EPA Type I and II (or Universal) refrigerant recycling certification.
• All state and local certifications required for service technicians.
• Valid driver’s license (required for operating a golf cart on larger properties).
