Maintenance Technician - Annadel

About the role

The Maintenance Technician supports the physical upkeep of a stabilized, garden‑style property with 390 units, ensuring cleanliness, safety, and functionality of buildings, grounds, and common areas.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain grounds and amenities by trash removal, pressure‑washing, general cleaning, and painting as needed.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.

Required profile

• 1‑2 years of property maintenance experience.
• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• Valid driver’s license (required for operating a golf cart on larger properties).

Required skills

• EPA refrigerant recycling certification (Type I, Type II, Universal).
• Basic mechanical and electrical troubleshooting.
• Inventory management of maintenance supplies.
