Maintenance Supervisor – Willowbend Phase 1

About the role

The Maintenance Supervisor will oversee technical and mechanical work to ensure the community’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This full‑time, onsite role supports resident satisfaction and protects the property’s appearance and operational integrity.

Key responsibilities

• Complete work orders from resident requests, diagnose issues, and perform repairs following safety codes and company policies.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas and common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality and scope.
• Maintain inventory of spare parts, order supplies within budget, and execute monthly preventative maintenance tasks.

Required profile

• High school diploma or GED with relevant property‑management or building‑maintenance experience.
• Ability to read, write and communicate effectively with residents, team members and external contacts.
• Proficiency with basic math for financial and administrative documentation.
• Valid driver’s license for operating a golf cart on the property, if needed.

Required skills

• EPA Type I certification.
• EPA Type II or Universal certification for sealed HVAC system work.
• Competence with hand tools, power tools, mechanical equipment and measuring devices.
• Knowledge of HVAC system testing and refrigerant handling.
• Familiarity with property‑management software and standard office applications.
