About the role
The Maintenance Supervisor ensures that the interior and exterior of The Colwick community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This permanent, onsite role combines hands‑on technical work with oversight of vendors and team members.
Key responsibilities
- Complete resident work orders, diagnose issues, and perform repairs following safety codes and company policies.
- Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and common spaces.
- Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope.
- Maintain inventory of spare parts, order supplies within budget, and execute monthly preventative‑maintenance tasks.
- Assist the Community Manager with budgeting for repairs, capital projects, and cost‑control initiatives.
- Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.
Required profile
- High school diploma, GED, or equivalent experience; prior property‑management or building‑maintenance experience.
- Ability to safely use hand tools, power tools, mechanical equipment, and measuring devices.
- Strong logical‑thinking skills for problem diagnosis and resolution.
- Excellent customer‑service and communication abilities with residents and team members.
- Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.
Required skills
- EPA Type I and II (or Universal) certification for HVAC work.
- Hands‑on expertise with HVAC systems, refrigerant handling, and pressure testing.
- Competence with hand tools, power tools, mechanical equipment, and measuring devices.
- Knowledge of MSDS documentation and OSHA safety regulations.
- Familiarity with property‑management software for work‑order tracking.
