Maintenance Supervisor – South Shore (Alameda, CA)

About the role

This role oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, appearance, safety and overall functionality.

Key responsibilities

• Assist and complete work orders generated from resident requests, diagnosing defects and performing repairs in line with policies, safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks and final inspections.
• Develop and maintain standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, parking areas and other common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality standards and take corrective actions as needed.
• Maintain inventory of spare parts and maintenance supplies, ordering as required while staying within budget.
• Execute monthly preventative‑maintenance procedures and support budget development for repair, maintenance and capital projects.
• Conduct safety meetings, keep MSDS sheets current and ensure compliance with OSHA and other safety regulations.

Required profile

• High school diploma or GED with relevant experience in property‑management or building maintenance.
• 3–5 years of maintenance experience, preferably overseeing 400+ residential units.
• EPA Type I and II (or Universal) certification for HVAC work.
• Valid driver’s license to operate a golf cart on the property.
• Ability to work independently in various weather conditions and lift up to 25 lb (50 lb with assistance).
