Maintenance Supervisor – Residential Property

About the role

The Maintenance Supervisor ensures that the interior and exterior of the residential community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position involves both routine upkeep and responsive repairs to support resident satisfaction.

Key responsibilities

• Complete work orders from resident requests and routine maintenance, diagnosing issues and performing repairs in line with safety codes and company policies.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, parking areas, signage, and common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and specification requirements.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed while adhering to budget guidelines.
• Execute monthly preventative maintenance tasks and assist the Community Manager with budgeting for repairs and capital projects.
• Lead safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.

Required profile

• High school diploma, GED, or equivalent experience; proven experience in property or building maintenance.
• Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely and effectively.
• Strong logical problem‑solving skills and proficiency in customer service and interpersonal communication.
• Basic computer literacy with experience in internet, word processing, spreadsheets, and database management; property‑management system experience preferred.
• Valid driver’s license for operating a golf cart on the property, if required.

Required skills

• EPA Type I and Type II (or Universal) certification for HVAC refrigerant handling.
• Proficiency with hand tools, power tools, and mechanical equipment.
• Experience performing HVAC system testing and maintenance.
• Knowledge of preventative maintenance procedures and safety regulations (OSHA, MSDS).
• Familiarity with property‑management software and standard office applications (Word, Excel, database tools).
