Maintenance Supervisor for Midrise Community

About the role

The Maintenance Supervisor ensures that all building systems, grounds, and common areas of a midrise community meet Greystar’s high standards for cleanliness, safety, and functionality. This full‑time, onsite position supports lease‑up activities and ongoing resident service requests.

Key responsibilities

• Complete work orders from resident requests, diagnose issues, and perform repairs according to safety codes and company policies.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for community appearance, including grounds, amenities, building exteriors, signage, and parking areas.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope.
• Maintain inventory of spare parts, order supplies within budget, and execute monthly preventative maintenance tasks.
• Assist the Community Manager with budgeting for repairs, capital projects, and cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.

Required profile

• High school diploma or GED with relevant maintenance or trade experience.
• Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely.
• Strong logical problem‑solving skills and effective customer‑service communication.
• Proficiency with internet, word processing, spreadsheets, and property‑management software (preferred).

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Valid driver’s license (golf‑cart operation if needed).
• Knowledge of OSHA safety standards and MSDS handling.
• Experience with preventative maintenance scheduling and inventory control.
