Maintenance Supervisor – Carelton Courtyard

About the role

The Maintenance Supervisor ensures that the interior and exterior of the Carelton Courtyard community, including grounds, amenities and common areas, meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders from resident requests, diagnose issues and perform repairs in line with policies, safety standards and code requirements.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas and other common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality and scope specifications.
• Maintain inventory of spare parts and maintenance supplies, and assist the Community Manager with budgeting and cost‑control initiatives.
• Conduct monthly preventative maintenance, safety meetings and ensure OSHA, MSDS and other regulatory compliance.

Required profile

• High school diploma, GED or equivalent experience; prior experience in property or building maintenance.
• Ability to safely use hand tools, power tools, mechanical equipment and measuring devices.
• Logical problem‑solving skills and basic mathematical ability for financial and administrative tasks.
• Strong customer service and communication skills for interacting with residents and team members.
• Proficiency with internet, word processing, spreadsheets and, preferably, a property management system.

Required skills

• EPA Type I & II or Universal HVAC certification for handling refrigerants and sealed systems.
• Hands‑on expertise with hand tools, power tools and mechanical equipment.
• Experience using measuring devices and conducting preventative maintenance.
• Knowledge of OSHA regulations, MSDS documentation and safety best practices.
• Familiarity with property management software (preferred).
