Maintenance Director

About the role

Fairstead, a real estate firm focused on affordable housing, is hiring a Maintenance Director in Brooklyn. The director gives direction and oversight to the maintenance property, sets strategies and objectives aligned with corporate goals, builds maintenance policies and procedures that comply with occupational safety and health regulations, and creates a preventative maintenance system to run daily operations efficiently.

Key responsibilities

• Set overall maintenance department goals, processes and procedures to meet company objectives.
• Ensure health, safety and regulatory requirements are followed.
• Create a preventive maintenance system and procedures.
• Manage and execute the base facility maintenance program, including assessments, preventative maintenance, repairs and minor construction projects.
• Manage extensive renovations, keeping costs down through internal project management and on-time, on-budget delivery.
• Develop company policies and programs on general safety and OSHA requirements, and establish operational safety policies to prevent incidents and ensure compliance.
• Maintain records for fire safety, emergency preparedness and hurricane evacuation in line with state, local and company guidelines.
• Perform skilled maintenance and repair tasks requiring knowledge of one or more building trades.

Required profile

• Experience in property management, preventative maintenance programs, HVAC systems, janitorial/housekeeping procedures, financial operations and supervising personnel.
• Able to present information clearly and answer questions from management, vendors and associates.
• Meets tight deadlines and works well in a dynamic, collaborative environment.
• Strong written and oral communication, accuracy and attention to detail.

Required skills

• Proficiency in the Microsoft Office Suite.
• Knowledge of HVAC systems and building trades.
