Maintenance Director

About the role

Flournoy Properties is seeking a hands‑on Maintenance Director for its brand‑new luxury community, Ellison Nona, in Orlando, FL. You will lead the maintenance team, ensure the property meets the highest standards of safety and appearance, and support resident satisfaction.

Key responsibilities

• Respond to resident work orders, diagnose issues, and perform repairs following policies, safety standards, and code requirements.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce cleanliness and appearance standards for grounds, amenities, building exteriors, interiors, and common areas.
• Inspect work performed by staff, contractors, and vendors to ensure compliance with quality and specification standards.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed within budget.
• Execute preventative maintenance schedules and conduct regular safety meetings, keeping MSDS and OSHA documentation up to date.
• Support cost‑control initiatives by repairing rather than replacing parts whenever feasible.

Required profile

• Minimum 5 years experience as a Maintenance Director overseeing a 200+ unit multifamily property.
• EPA certification and Certified Property Operator (CPO) certification.
• Hands‑on leadership style with strong vendor management and budgeting skills.
