Leasing Professional – Garden Community (360 Units)

About the role

We are seeking a Leasing Professional to lead marketing, leasing and renewal activities for Avana Long Point, a stabilized garden‑style community of 360 units. The role focuses on achieving occupancy, revenue and resident‑retention targets while delivering a high‑quality leasing experience.

Key responsibilities

• Greet and qualify prospects, conduct tours, show apartments and process applications, including credit and criminal background checks.
• Prepare lease agreements, move‑in packages and ensure a smooth resident move‑in experience.
• Inspect units before occupancy and coordinate any necessary maintenance to guarantee move‑in ready conditions.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply community concessions and specials to boost occupancy.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
• Utilize on‑site property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data and capture demographic information.

Required profile

• Strong sales and customer‑service orientation with a proven ability to meet leasing and occupancy goals.
• Excellent communication skills for interacting with prospects, residents and internal teams.
• Detail‑oriented approach to lease documentation, background screening and unit inspections.
• Ability to analyze market data and adjust marketing strategies accordingly.

Required skills

• Proficiency with property management software such as OneSite or Yardi.
• Experience using internet marketing tools (Craigslist, Facebook, email campaigns).
