Leasing Consultant – Lease Up

About the role

We are seeking a Leasing Consultant to lead the lease‑up phase for a residential community in Richmond, Virginia. The role combines marketing, sales, and on‑site leasing activities to achieve occupancy and revenue targets while delivering exceptional resident experiences.

Key responsibilities

• Direct community marketing, advertising and sales efforts, set rent pricing, concessions and monitor daily leasing activities.
• Develop and execute short‑ and long‑term marketing plans, including print and internet advertising, to drive traffic and lease conversions.
• Collaborate with maintenance to ensure “ready” units meet brand standards and create merchandising displays.
• Participate actively in the leasing process: qualify prospects, prepare lease documents, and manage move‑in procedures.
• Analyze financial and operational reports to identify performance gaps and implement corrective actions.
• Oversee lease renewal programs and coordinate resident communications.
• Supervise, hire, train and evaluate leasing team members in line with company policies.

Required profile

• Valid state licenses and certifications as required; valid driver’s license for on‑site transportation.
• Physical ability to stand, walk, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• Flexibility to work evenings, weekends and holidays, including on‑call duties.
• Lease‑up experience preferred but not mandatory.
