About the role
The Leasing Consultant is responsible for driving occupancy, revenue and resident retention through effective marketing, leasing and renewal activities. You will be the primary point of contact for prospective residents, guiding them through the leasing process and supporting existing residents throughout their lease term.
Key responsibilities
- Conduct all sales and leasing activities, including greeting prospects, touring the property, processing applications, credit and background checks, and preparing lease packages.
- Collect and record pertinent information from prospective residents at move‑in.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply property policies on concessions and specials.
- Design and execute marketing events, resident referral programs, employer outreach, and internet marketing initiatives to drive traffic.
- Utilize on‑site property management software to track availability, manage prospect data, and analyze demographic information.
- Inspect show units daily, coordinate maintenance needs, and ensure units are merchandising‑ready for tours.
- Follow up with prospects and new residents within 24 hours via email, phone or written notes to confirm satisfaction and finalize leasing decisions.
- Support lease renewal program by preparing renewal packages, contacting residents ahead of move‑out, and ensuring timely execution of renewal documents.
- Respond promptly to resident and owner inquiries, resolve issues, and document requests for appropriate follow‑up.
- Provide courteous customer service, address maintenance complaints, and interact with residents by name.
- Attend community and networking events, collaborate with local associations, and participate in outreach marketing to generate referrals.
- Prepare financial, administrative and analytical reports as required.
- Assist the Lifestyle Coordinator with event setup and execution.
Required profile
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality or related field preferred.
- 1‑3 years of relevant sales, marketing or customer‑service experience, with ability to handle legal documents and financial records.
Required skills
- Proficiency with CRM systems and property‑management software.
- Data analysis and reporting capabilities.
- Strong mathematical skills for processing sales conversions.
