Groundskeeper/Porter – Full‑time (Kissimmee, FL)

About the role

The Groundskeeper/Porter will maintain the appearance and safety of the community’s grounds, amenities and common areas. This full‑time position supports the service team and ensures a welcoming environment for residents at the Kissimmee, Florida property.

Key responsibilities

• Inspect the property throughout the day to remove litter, debris and pet waste, keeping all common areas tidy.
• Clear trash from vacant apartments, transport it to dumpsters or storage, and maintain storage areas.
• Perform minor service requests, assist the make‑ready specialist, and change locks according to policy.
• Ensure pool gates and other safety features operate correctly and report hazards.
• Distribute resident notices and communicate relevant information.
• Provide courteous customer service, answer resident questions and address maintenance complaints.
• Participate in safety meetings, complete OSHA training and promptly report accidents.
• Operate a golf cart on‑site with a valid driver’s license and work flexible hours, including evenings, weekends and holidays.

Required profile

• Ability to stand, walk, bend, stoop, climb ladders and lift up to 25 lb independently (50 lb with assistance).
• Comfort working outdoors in all weather conditions.
• Valid driver’s license for operating a golf cart.
• Willingness to work a flexible schedule and be on call during evenings, weekends and holidays.
