Groundskeeper/Porter at Kapilina Beach

About the role

The Groundskeeper/Porter ensures the community’s physical appearance is maintained, keeping grounds, amenities, and curb appeal in top condition while supporting the service team.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris, pet droppings and keep common areas tidy.
• Remove trash from vacant apartments, transport it to dumpsters or storage, and maintain storage areas.
• Complete minor service requests and assist the make‑ready specialist during unit turn processes.
• Change locks per property policy and ensure pool gates operate safely.
• Distribute resident notices and communicate important information.
• Report hazards or dangerous situations to supervisors promptly.
• Provide courteous customer service, answer resident questions, and address maintenance complaints.
• Follow safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents.

Required profile

• Entry‑level candidate with a valid driver’s license to operate a golf cart.
• Ability to stand, walk, bend, stoop, climb ladders, lift up to 25 lb independently (50 lb with assistance), and work in all weather conditions.
• Willingness to work flexible schedules, including evenings, weekends, holidays, and on‑call duties.
