About the role
The Floating Service Technician ensures that the physical aspects of Greystar’s properties—including buildings, grounds, amenities, and common areas—meet the company’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports resident satisfaction and property performance through timely maintenance and repairs.
Key responsibilities
- Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
- Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
- Maintain documentation and paperwork for service requests to ensure accurate tracking.
- Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
- Support cost‑control initiatives by repairing parts when possible and using materials efficiently.
Required profile
- Compliance with Greystar’s safety and risk‑management policies, including participation in safety meetings and OSHA training.
- Ability to inspect contractor work for quality and specification compliance.
- Capability to conduct routine property inspections and communicate maintenance needs to management.
Required skills
- EPA Type I, Type II, or Universal certification for refrigerant recycling.
- All state and local certifications required for service technicians.
- Valid driver’s license (required for operating a golf cart on larger properties).
