Floating Leasing Manager – Wilmington Area

About the role

Greystar is seeking a Floating Leasing Manager to oversee leasing activities across multiple communities in the Wilmington region. This permanent, onsite position requires regular travel between sites and focuses on driving revenue, occupancy, and resident retention.

Key responsibilities

• Direct marketing, advertising, and sales initiatives to meet revenue and occupancy targets.
• Monitor market trends and competitor activity, adjusting pricing, concessions, and incentives accordingly.
• Develop and execute print and internet advertising strategies using available technology.
• Collaborate with maintenance to ensure community appearance and safety standards.
• Inspect and stage ready units, create mini‑models, and employ merchandising techniques to enhance marketability.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and manage move‑in procedures.

Required profile

• Proven experience in leasing, property marketing, or community management within multifamily housing.
• Strong understanding of local rental markets and ability to adapt strategies quickly.
• Excellent communication and interpersonal skills for interacting with prospects, residents, and internal teams.
• Willingness to travel frequently between Wilmington‑area sites.
